Insurance deductibles for the condo corporation is $50,000. This is a change in the industry standard and will avoid high insurance premiums. This means that unit Owners insurance will be called upon to cover the costs of repairs up to the $50,000 deductible in the case of damages resulting from a source within a owners unit. A reminder to all residents you must allow the garage door to fully close after each vehicle. Activating the door on it's way down causes a large amount of stress on the cables that hold it up and could cause them to snap. As well remember the exiting car has the right of way.
If you remove the hose nozzle for a different one please remember to put the original one back on.
No one should be allowed into the building unless they have a key or have been "buzzed" in. It may seem polite to open the door or keep the front door open for someone else but it is not secure. Please do not let anyone in unless you know them or they have a key to the front door.
Please do not bring items into the building off the street, there's a good chance items could have bed bugs or other pests.
To recycle better residents are asked to:
- Remove metal lids from glass bottles and jars.
- Collapse boxes before placing them in the bin to take up less space.
-There is now a bin for battery recycling, small batteries only please.
The Pet rules has been adjusted to allow pets to walk in the common areas(excluding Penthouse, Gym, Pool and Roof top). All other rules still apply NO Pets on the lawns. Pet owners must fill out a registration form at the office agreeing to the terms and conditions.
Due to limited space and turnover we request that you register your bike with the office.
If you plan to renovate your unit and make any changes such as opening a wall or modifying the plumbing etc. A work plan must be submitted to the office and an insured licensed contractor must be hired. As well any noise from renovation activity is permitted between 9:00 am - 6:00 pm Monday to Saturday. No noise evenings , Sunday or statutory holidays.
If your planning on moving out of your unit, weather your currently renting or plan to rent your unit please inform the office so we can update our records. When you plan to move please book the service elevator and use the service entrance of the building.
This building has aluminum wiring whitch can become a problem in time as it heats up faster than copper wire and tends to ease away from any pressure such as a screw on an outlet. Residents must use the proper outlets and switches for aluminum wire or have an electrician make a joint between the aluminum wire and an outlet/switch using copper wire.
Please remember to clean the BBQ after you have used it for the next person.
