A maximum of 10 people are allowed in the pool at any given time. We ask during busy hot weekends residents limit themselves to members of there unit plus 2 guests.
The weekends tend to be busy and recently there were more than 10 people in the pool, then pool can be shut down by the city if the limit of 10 people is exceeded. The swimming pool closes at dusk there is a warning alarm that will go off before the door locks.
In 2022 The Condo Corporation paid out an annual amount of $533,066 in utility costs (Hydro Water & Gas) about $193 per unit each month. In 2023 with Natural gas rates rising it 's estimated we will pay $601,959 $219 per unit per month.
As you are aware 3100 Carling is now a smoke free Condominium . We are building a new designated smoking location with a bench . It will be located new the front gate that exits to Carling avenue. work is scheduled in October.
The front door intercom system has been installed. The buzzer code remains the same as your previous one. If you have two phones associated with the system the second code would end with a 1 (one). For example , if your original code was 1000 the the secondary code will be 1001. If you have any problems with the system contact a superintendent.
The gym is now open 24 hours (for a trial period). The gym has been painted and new equipment installed. Children under 16 are not permitted in the gym for safety reasons.
A sign will be posted on the penthouse door that will indicate if its free to enter or it has been rented.
The rooftop cell phone antenna has changed ownership from Bell to Rogers and will represent an annual income of $17,000 to owners.
It is important to update the office with any changes in your contact information or a change in who lives in your unit for example if you decide to rent your unit. As well please inform the office if you have any mobility issues and need assistance in case of a fire.
The annual AGM will be held this year on November 25, 2024 starting at 7:00 via Zoom meeting. Owners will be sent more info before the meeting.
